One thing that’s really hard to nail down these days is top-notch customer service. It takes a strong company culture, dedicated managers, and employees who are willing to be teachable. Fairfax Ace Hardware Ace Hardware Hardware hits the nail on the head. Every time I stop in, I’m impressed with the service. For anyone who owns a home, you know that it’s almost a monthly occurrence that something needs to be changed or fixed, from light bulbs to filters to the new light fixture your spouse has been eyeing. So, finding a good hardware store with staff you can trust can make life a lot less stressful!

The Fairfax Ace Hardware Ace Hardware opened up in 2011, right in the heart of Fairfax. It’s owned and operated by Craig Smith, who has over 20 years in the retail hardware industry. (You’ll notice in the pictures it says “Twins Ace Hardware” they recently changed the name to reflect their connection to the community.)

Every time I walk in the store, someone always comes up to offer to help! And any time I approach someone with a question, they’re friendly and eager to help. Beyond having an attitude of helpfulness, the employees are very knowledgeable about the products. Once when I was in there, I had a question about the different lawn fertilizers and the person I asked gave me a mini-tutorial comparing different brands and plans for lawn care.

They're one of my favorite businesses, because they make my life easier! For anyone in the Fairfax area, I absolutely recommend them for any hardware needs.

Two years ago on March 12, I spent $50 on toilet tissue in one day. I don't think I'd ever spent that much on toilet paper before. But honestly, homes today here in the Fairfax County area are kind of like toilet tissue in 2020.

Looking back, I was lucky I had found some packs still on the store's shelves. That same day, toilet paper sales surged 734% nationwide. There was just a rapid change in demand. And if you had an extra roll to sell, you could.

Here’s the deal: If you’ve bought a home in the last 3 years, it’s statistically safe to say that it’s now worth about 45% more today. That’s an unprecedented appreciation rate.

In a normal market, we can expect about 4% appreciation at best, year over year. There has just been a rapid change in demand in the last 2 years & not enough homes for sale.

It’s simple supply & demand, not 2008.

As our market starts to shift back to “normalcy”, prices will start to level out… and we may go back to waiting 30 days before a home sells.

But if you're a homeowner, the math still works in your favor.

We’re still in a shortage and you’re holding the toilet paper everyone wants.

You might have heard small business owners and restaurateurs say this, but with the food and labor crunch right now, I think it's even more true. If you want small, local shops, to exist...you need to choose to spend with those folks. Contrary to what people assume, consumers choose who wins their dollar and therefore, who stays in business.

The reason I'm so passionate about local diners and cafes (well, their food is objectively tastier) is because "Mom and Pop" shops overwhelmingly provide teenagers with their first job to learn and gain experience. Small restaurants are integral to developing the Fairfax workforce.

That's why when I'm getting lunch, I choose a local restaurant.

Last week, I stopped by my favorite place to enjoy a Chirashi bowl — my wife and I have visited many sushi restaurants and these Chirashi bowls are the best in terms of presentation and variety. I'm 100% confident in saying that Sushi Prince in Fairfax has some of the best, most authentic sushi in the area.

10/10 would recommend.

Hey y'all, just thought I'd share this with you. Here are 4 negotiation tactics for homebuyers that didn't work last year but are working right now:
1. The first is making a strong offer without purchasing "as-is" and contingencies for inspections, financing, and appraisal. Last year, many buyers had to purchase "as-is," waive inspections, and/or cover appraisal gaps when offering over the asking price with many homes in multiple offer situations. There was even scrutiny on the type of financing buyers were using (FHA/conventional/cash). Sellers wanted CERTAINTY for an offer to be chosen over others. But, with less multiple offers and housing lasting a little longer, buyers now have a little more leverage.

2. Buying down the interest rate (vs. doing a price reduction) allows the buyer to ask a seller to credit the buyer's closing costs, rate "buy downs," and/or pay for one-year home warranties.

3. Home Inspection contingencies and repair/credit negotiations as a result of inspections.

4. Offering at a price that allows for some negotiation. With fewer multiple offer situations happening, there is more opportunity to get a home at or below the asking price.

This is all great news for buyers and even better news for our Fairfax market as we begin to see the balance for buyers and sellers alike.
