Showing traffic for For Sale properties was down nationwide in November, but it's not the end of the story! The spring market in NoVA will bring better news and more showings. There are already competing offers in some of the lowest priced homes in Loudoun and Fairfax. The spring market in NoVA usually begins in mid to late February. Earnest Money: A Primer for New Agents

This is a great summary of what an Earnest Money Deposit (EMD) is and what it means for the parties involved in the contract. The only discrepancy that I see is that in NoVA, it's the buyer's brokerage that holds the EMD or a title company-not the seller's brokerage.

"This was the first home I owned and was incredibly stressed over how I was going to be able to get everything done to sell it while having moved over 400 miles away from the area and only able to come back on the weekends. Then I was referred to Jackie as a realtor. From the initial meeting with her, my stress level plummeted. Every question and/or concern that I had, she had dealt with before with her many years of experience, and had a sincere and honest answer for each. We walked through the townhouse and she jotted down each item that I said needed to be addressed before putting it on the market. She had what I thought was an ambitious goal of getting everything taken care of and putting it on the market within 4 weeks. I figured it would take half that time just to get on a contractor's schedule for that person to come look at the house and estimate what needed to be done. But she has regular contractors that do absolutely superb work for her and perform the tasks very quickly. In fact, if I was still living in the area, I would have used her main contractor as my own for future work with the quality of craftsmanship he did on my home. When it came time to placing the townhouse on the market, Jackie was very open to my ideas on the selling price and timeframe I was looking for and provided some recommendations since the entire home selling was a completely new experience for me and I wasn't sure what was a fair price. After placing the home on the market, Jackie regularly interacted with me via phone, text, and email, keeping me up to date on anyone looking at the home and providing feedback on each prospective buyer's thoughts. When an offer did come, she began to walk me through all of the various steps that would be needed to proceed from accepting the offer to closing on the sale of the home. During this entire time, Jackie was my eyes and ears while I was working in another state. She bird dogged any items that needed to be taken care of such as the handful of items on the home inspector's list that needed to be resolved before closing. The only time I came back to the area was for the day of the closing to sign the paperwork and Jackie was there for moral support as well as handle any questions that I might have had. Overall, I couldn't have asked for a better realtor to have for a first time home buyer/seller. She really cares about your opinion and is there anytime you have a question or concern with a calming demeanor that puts your fears at ease that things will get taken care of. I don't recommend people that often, but if you have the similar concerns as I did about buying or selling your first home, you should definitely seek Jackie out. She's truly incredible."

5 pricing myths your sellers probably believe

I never recommend a seller overprice their property to compensate for negotiation. Hire a professional-a hyperlocal realtor-and discuss your house based on the “evidence-based real estate” for your market. If you have high blood pressure, your doctor selects the best medication for you based on evidence-based medicine. This is the same concept.
